Dwarka sectors compared: which is right for you?

Dwarka is not one place. The 29 numbered sectors range from ₹15,000 1-BHK rentals near Mor to ₹3 Cr penthouses in Sector 19B, and the lived experience differs more between sectors than most outsiders realise. This guide reflects what we tell every client who's deciding between two or three sectors — written from real transactions, not portal-scraped numbers.

The 30-second summary

If you're a single professional optimising for rent: Dwarka Mor or Sector 7. If you're a family priced under ₹35k/mo rent: Sector 12 or 7. If you're buying and can stretch to ₹1.5 Cr+: Sector 10 or 6 give better resale.

If you're commuting to Gurugram, Sectors 22, 23, and 21 win on time. If you're commuting to Nehru Place or south Delhi, Sector 10 and 12 win on access via the Magenta line.

"Most people we work with end up picking Sector 7 or 12 for rent, and Sector 10 or 6 for sale. The other sectors win in specific situations — they're not the default."

The table below reflects the middle 80% of transactions we've handled across these sectors in the last quarter. Outliers exist on both ends — top-floor penthouses in Sector 19B and bare-shell 1 BHKs in Mor — but the band is what most clients land in.

Sector 7 — the middle-class workhorse

Sector 7 is the sector everyone considers and most end up in. DDA stock dominates, with a growing share of builder floors near the metro corridor. The market scene at the central park is one of the best in Dwarka — kirana, vegetables, banks, and a chemist within 200m of any building.

Where it falters: parking is competitive on weekends, and some older DDA blocks have lift issues that owners are reluctant to upgrade. Ask specifically about lift maintenance contracts before signing on a top floor.

  • ·Best for: working couples, small families, anyone wanting Dwarka without paying the Sector 10 premium

Sector 12 — family-first, school-dense

If you have school-age kids, Sector 12 is the easy answer. ITL, Maxfort, Mt. Carmel and Indraprastha International all sit within or adjacent to the sector, and the inner lanes are calm enough that 8-year-olds cycling alone is normal.

Pricing is slightly above Sector 7 for similar stock — that premium is the school zone. Rentals turn over more slowly here because families don't move often, so listings come and go quickly. WhatsApp us early if you're targeting a June move.

Dwarka Mor — the cheap and dense one

Dwarka Mor is the most affordable Dwarka pocket, full stop. 1 BHK rentals start at ₹10k, 2 BHKs available under ₹20k. The trade-off is real: dense buildings, narrow lanes, weak parking, and a more transactional feel.

Mor works best for: students, freshly-employed singles, anyone who treats home as a sleep-and-shower base. Families with kids tend to outgrow it within a year — we've moved many out, into Sector 7 or 12.

How we'd choose

Honestly? For most clients, we'd start with Sector 7 or 12 and stretch to 10 only if budget allows and you want long-term resale value. Dwarka Mor is a fine first-rental but a poor long-term family base.
